How To Build a Multi-Million Dollar Property Portfolio Starting From Scratch
From penniless to prosperous
This is Sang Duong. In 2002, I graduated in computer science from Melbourne University. Then, after I graduated, I worked in the IT industry for about two years. I had no money in the bank and was driving a Hyundai car worth $500.
It was my dream to become financially independent. What that meant to me was to live the lifestyle that I wanted, to drive a nice car, to go on holiday as often as I wanted, and to escape the rat race… But at that time, I had no idea about how to achieve my goal. I certainly had no property investment knowledge or even any financial knowledge.
Until one day a friend of mine invited me to a property investment seminar… To cut a long story short, that was the turning point in my life – I quit IT and I joined the property investment industry.
In my new environment, I was working with a few people that had 30 – 40 investment properties and I began to learn from them.
My colleagues have built massive wealth from scratch through property investment. They each have many properties but they all only started with one. Now they travel the world, they drive nice cars, and they have financial freedom. And while they are living a nice lifestyle with their family, they’re receiving a rental income from their investment properties which funds their lifestyle.
Successful property investors have money work hard for them so they don’t have to work hard for their money.
When I was working in IT, I was frustrated because no matter how hard I worked, I could only potentially save up to $10,000 a year – and that was providing I didn’t go on holiday, didn’t eat out at good restaurants, etc. But what kind of a life is that? It certainly wasn’t the life I wanted, having to scrimp and save and not be able to enjoy myself properly. I couldn’t accept this…
No matter how hard I worked, I realised I would still be stuck in the rat race doing 9 to 5 Monday to Friday until I retired at 65 years old. And working this hard, there is not enough time with family, not enough money, and not enough freedom. These are the reasons why I wanted to build a property portfolio – so that the properties can work for me, giving me an income so I can have more quality time with my family and to escape the rat race of long hours every day.
Fast forward to today…
Now, I have accumulated a multi-million dollar property portfolio. My investment properties have built me wealth. I have more freedom in my life. I can go on holiday four or more times a year and spend more time with my family.
Property investment has simply changed my life. If it weren’t for investment, my financial situation would be the same as it was eight years ago…

Step 1: Start with the end in mind
What do you really want to achieve with property investment? How much money do you need to give you the lifestyle that you want? And when do you want to achieve this by?
By answering these questions, you will start to create your financial target and from that we can start to initiate the plan to get you there.
Step 2: Overcoming your biggest obstacles
These are the red lights, the road blocks that stop you from achieving your goals. But for every challenge or road block there is a solution. Through my training, you will learn the solutions to your road blocks so that you can move forward to achieve your goals.
Step 3: Learn about property trends and cycles
Most people are fearful. They are fearful because of the unknown. But if you have the knowledge, then you can make good decisions without fear. Through the knowledge I will impart to you, you will learn:
* where to invest and where not to invest
* what factors cause property values to stabilise and what factors cause property to increase in value
* the key criteria to selecting peak performance property
Once you have this knowledge, you can invest and make money even when the market is slow – because when the market is slow, not every suburb is slow.
Step 4: Surround yourself with successful people
This is the key to your success.
Successful people motivate you, they encourage you, they give you valuable advice, and they help you to achieve your goals.
In property investment, you need to have four people in your team:
- a successful property investment mentor who has already succeeded as a property investor
- an accountant that specialises in property investment
- a financier
- a property solicitor/conveyancer
In my training, I will go into more details on how to select the right people. Having the correct people in your team will fast track your investment and enhance your whole property investment experience.
Step 5: Understanding finance
How much can you borrow and how can you maximise your borrowing capacity? If you don’t currently qualify for borrowing, then we can work out a plan where you will be able to afford to invest in perhaps the next six months or in a year’s time.
Learn to do the numbers first before you invest. Learn the cost calculation of an investment property to see how much it will cost you each week. An investment property that costs you too much on a weekly basis is not a suitable investment, whereas a property where you can easily and comfortably afford the per-week cost is much more suitable. In my first consultation, I will go into more detail about cost analysis.
